PRICE IT RIGHT THE FIRST TIME
Overpriced listings have to compete on the market with properties that aren’t overpriced. People generally remember the price at which a property is first listed, not the later reduced prices.
DON’T KID YOURSELF
Selling a commercial property successfully is not a game for amateurs. If you’re considering selling your property yourself, plan on spending a considerable sum marketing it. Also be honest with yourself about your price. A commercial property is worth what it is worth, with or without a commission.
GET IT SHOWROOM READY
There is a lot of competition out there for buyers to have a choice. The ones that show the best will get the best results!! Paint it, clean it, wash it, and fix it up do what you must do so it has that buy me appeal! Paint is worth $15.00 in a can and $1,500 on the wall.
SELECT AN AGENT YOU CAN COMMUNICATE WITH!!
There are a lot of good agents around. You want to choose one that you are comfortable with. Someone who will listen to your needs and yet speak candidly with you.
IF YOU’RE NOT SERIOUS, DON’T PUT IT ON THE MARKET
A good agent won’t take a listing from a seller who is “just fishing”. If you’re not serious, keep your property off the market!
GET A SECOND OPINION
A good agent is never afraid of a second opinion. You must be absolutely comfortable. Talk to another one before signing.
